Slow Retina performance

Host configuration:
iMac Retina 5K, 27", 2017
4.2 GHz i7
40 GB RAM
Radeon Pro 580 8 GB
macOS Big Sur 11.2
Fusion Professional 12.1.0

Guest configuration:
macOS Big Sur 11.2
16 GB RAM
2 vCPU

(Yes, I'm virtualizing a Mac guest on a Mac host).

Since upgrading the host and guest to Big Sur (11.2), the GUI performance of the guest has gotten so slow to be unusable. Window refreshes are slow. Even typing in a text editor like BBEdit is too slow to be usable. This was not a problem when the host and guest were macOS Catalina. There are no performance issues with the host.

The only workaround I found is to go to Virtual Machine > Settings > Display and disable the Retina display for the guest. 

Things that I tested that were not helpful:

  1. Enabling 3D acceleration (KB 81657) - the guest failed to boot
  2. Increasing svga.vramSize in the guest vmx - seems to have no effect

Any advice would be appreciated.
