22H2 Tech Preview 20486664 - getGuestIPAddress failure

Running on M1 Pro under macOS 12.6.1. Been trying to upgrade my 22H1 and ubuntu 20.04-4 vm from February 2022 (running with vagrant) and was trying to use 22H2 with latest ubuntu 20.04.5 to create a new box. 

I have been trying out ubuntu-arm64-20.04.4 and ubuntu-arm64-20.04.5 with 22H2 (20486664) and I'm not able to get the guest ip address working. It works with no issues on 22H1 (19431034)

vmrun getGuestIPAddress [vmx-file] fails with a "Error: Unable to get the IP address" on 22H2 and pretty unclear what to look for and where

Tried to get some clues by logging into the vm and enabling log in /etc/vmware-tools/tools.conf with log=true and vmsvc.level = debug but might need some clues as to where to troubleshoot in an efficient way.

Been testing with Fusion 13 and this is the same problem. After investigating journalctl I found it crashes during initializaton. Apologies for the screenshots but not able to export it and the OCR tools do not do a good job at it. but here's an extract

Ok.. found the issue. It was due to the use of e1000, using vmxnet3 solves the problem.
