which are main perf. counters to know low utilization fruits of the servers which can be helpful to go for virtualization of the server ?
There could be many, but at minimum these could be interesting:
Processor\ %Processor Time -
Memory \ Commited Bytes
It will show you the amount of memory being used by the OS and applications and the CPU usage.

don't forget IOPS. Also, If doing a P2V project, I would highly recommend VMware Capacity Planner
