App is using big space in ESXi?

How does that compare to how the guest OS shows used and free space?

Yes, within the HostClient the colums "Used space" shows what a VM consumed on your storage right now. If its a thinprovisiong VM(vDisk) than its a highwatermark.

The vSphere Client of a vCenter offer another columes which is named "Provisioned space" and shows whats configured.
