I'm in the process of upgrading a ESXi 3.5 system to ESXi 4.0. I'm using the guide at:
http://www.vm-help.com/esx40i/ESXi40_upgrade_without_virtualcenter.php

When I lauch the vSphere Host Update Utility 4.0, I get a popup informing me that it needs to download patches to activate the patch functionally. Problem is the patches aren't downloading or installing. Does anyone know a way I can manually download the patch and install it? Here's what the update utility says:

vSphere Host Update Utility needs to download the patches from the VMware patch repository in order to activate the patch functionality. Do you want to continue to connect to the VMware patch repository?

For the upgrade process you need the full ZIP file for ESXi 4.0.
Patching is the next step, but fist you have to do the upgrade step.
